CIBMS Property Services Division specializes in the delivery of credit information and related services to the equity lending industry. Our goal is to partner with our customers to design solutions which optimize productivity, increase operational efficiency through innovative products and services. Our highest priority is to deliver data and service solutions Fast, Accurate, and on Target!

CIBMS Bundled Services are designed to streamline the lenders process with One Stop Ordering, reduce costs and improve greater operational efficiency to close higher volumes of loans quicker.

• Title Searching
  Current Owner or Full Title Examination A search of the land records to establish current vested property ownership along with a listing of all open encumbrances. Primary Service Area is CT, RI and MA. Neighboring New England States are covered by our network affiliates.
• Master Insurance Policy "MIP"
  A title insurance policy that insures the lenders lien position based off the information obtained from the borrowers credit file and loan application. Eliminates the need for a title search and allows for immediate loan approval and closing.
• Appraisals
  Appraisal reports estimate the market value of the property in its "as is" condition. Traditional Appraisals are prepared on various URAR formats that meet or exceed USPAP requirements. Document Recording The process of Hand Delivering documents for filing at the Land Records including a rundown from a specified title search date.
• Automated Property Valuations Case Shiller Weiss/ Fiserv (CASA) Home Value Explorer (HVE), Home Price Analyzer (HPA) Choose from several (AVM) Models that provide lenders with instant property valuations nationwide reducing Appraisal costs and Turn time.
• Flood Certification and Portfolio Monitoring Service
  A flood zone determination certificate identifying the property flood hazard status. Basic Service or Life of Loan Service with tracking of FEMA Map change notification is available. Portfolio Monitoring is also available for future flood zone changes resulting from FEMA Re-mapping with re-certification of the flood certificate to the lender or servicer.
• Property Ownership Verification
  Verification of the vested title ownership in the property along with a copy of the legal description. ? Document Retrieval Retrieving copies or certified copies of recorded documents on the Land Records.
• Merged Credit Reports
  Instant access to one, two and three file merged credit reports.
